What does the Nebenkosten Butler do?

Do I have to type every item?
No — the starting point is the receipt. Recognition structures the items; you check, add tenant name, period, property tax, and prepayments, and complete the statement.
How does the Butler know what is apportionable?
It follows the Betriebskostenverordnung and separates apportionable items such as property tax, water, heating, waste, building cleaning, caretaker, garden care, common-area electricity, elevator, chimney sweep, building insurance, and pest control from non-apportionable ones such as maintenance, administration, repairs, bank fees, and reserves.
What about a mid-year move-in or move-out?
The pro-rata period is calculated automatically, so only the actual months of the tenancy go into the allocation.

By when does the statement have to go out?
Under § 556 (3) BGB within twelve months after the end of the billing period — after that, additional claims are generally barred.
Where are my documents processed?
On Hetzner servers in Germany, TLS-encrypted. AI analysis runs via Langdock (Berlin) on EU servers and is not used to train models; the data-processing agreement under Art. 28 GDPR is concluded automatically. After the account ends, data is deleted within 30 days.
